Before moving forward, we want to be completely transparent about our role. Depending on the specific property, 360 Realty Partners, LLC may serve or act as the owner, investor, partner, home improvement contractor (under our parent company GHPC), and or property manager on the home you may be inquiring about.
As noted here—and in the automated text message you may have received if you contacted us via cell phone—all of our properties, whether for lease or for sale, are offered on a non-compensation basis, unless explicitly stated otherwise. This means that any commissions or fees you or your broker require must be collected directly from your clients in conjunction with your signed buyer or tenant agency agreement.
This approach has consistently helped our clients on both sides of the transaction save money and negotiate more favorable terms.
Please note that we’re happy to work with outside brokerages though recommend you review your signed agreement before making an appointment to tour one of our homes. We also require confirmation that all parties have read this disclosure.
· For properties we’re selling: We prioritize clean offers without additional seller concessions related to agent or brokerage compensation.
· For properties we’re leasing: 360 Realty Partners collects one month’s rent from the incoming tenant as our leasing fee.
